Pushpak Villas

Eighteen freehold farmhouse plots rising above a live stream in the Shivalik foothills of New Chandigarh — Khasra No. 90, 98, 100 & 1018, Village Bardar, District Ropar, Punjab. Surveyed ground, architectural drawings in hand, and a working eco-farm already on site.

SEC. 01 — The Idea

Land first, architecture after.

Pushpak Villas begins with the ground itself — a folded hillside above a running stream on the edge of Sri Dham Eco Farm, in the quiet foothill country behind New Chandigarh. Every plot is surveyed against an official revenue and contour map (District Ropar, Village Bardar), roaded and planted before a single villa goes up, so what you take ownership of is a working landscape, not a rendering.

The name carries the brief: Pushpak, the mythic flying palace, and a promise of heal & hospitality — farmhouse living built around rest, open air, and room enough for animals and orchard alike. Eighteen owners share one stream, one road network, and one architectural idea, while each plot remains fully, freehold, your own.

The project is a freehold farmhouse estate on surveyed eco-farm land in the Shivalik foothills. Master plan drawings are finalised at scale 1cm : 10m, with contour and revenue survey of the full site completed.

SEC. 02 — Master Plan

Eighteen plots, one stream.

A stream frames the property on two sides, crossed once at the entry by a bridge that leads past EV parking and the clubhouse cluster before the road splits and climbs. Ten plots line the upper ridge around the water bodies; eight more circle a central pond further down the slope.

SEC. 03 — Architecture

A villa that opens like a bloom.

Ten of Phase 01's homes are drawn to a single architectural idea: ribbed timber petals wrap a circular glass core, a shingled, solar-tiled canopy tops the form like a closed bud, and each unit steps down through its own porch to a private plunge pool.
